The Ottawa real estate market remained relatively stable in July 2026, with home sales virtually unchanged from July 2025. However, buyers continued to have more inventory to choose from than a year ago.

🏠 Sales remained stable
Ottawa recorded 1,325 home sales in July 2026, compared with 1,323 in July 2025 — an increase of just 0.2%.
📦 More homes are available
Active listings increased 9.3%, from 4,280 to 4,678.
At the same time, new listings were slightly lower, falling 0.8% from 2,550 to 2,530.
💰 Median price was unchanged
The median Ottawa home price remained exactly $635,000 in both July 2025 and July 2026.
The average sale price, however, declined 1.6%, from approximately $694,000 to $683,308. OREB notes that the difference between average and median prices suggests the mix of properties sold contributed to the lower average.
🏘️ Market Conditions by Property Type
🏡 Single-family: 714 sales, up 5.0% year-over-year
🏘️ Townhouses: 417 sales, down 4.1%
🏢 Apartments: 169 sales, down 6.6%
The apartment market remained the softest major segment, with 5.4 months of inventory compared with 3.2 months for single-family homes and 3.0 months for townhouses.

For buyers: 🛒 More active listings mean more choice compared with July 2025.
For sellers: 🎯 Accurate pricing and strong presentation remain important, with homes taking a median of 28 days to sell compared with 24 days last year.
Bottom line: Ottawa's July 2026 market was stable overall, but conditions varied significantly by property type and location. The median price was unchanged, sales were virtually flat, and inventory was higher than a year ago.
