🏡 Ottawa Housing Supply Update 2026:

54,716 New Homes in the Pipeline — What Buyers & Sellers Need to Know

Ottawa continues to grow, and housing supply remains one of the biggest factors shaping the future of our real estate market.

The City of Ottawa is working toward a major housing goal: 151,000 new homes by 2031 as part of Ontario’s housing target. Recent housing updates show that Ottawa has made progress, with thousands of new homes already started and tens of thousands more in the development pipeline.

So, what does this mean for Ottawa home buyers, sellers, and investors? Let’s take a closer look. 🏠

📊 Ottawa Housing Growth by the Numbers

🏗️ Nearly 29,000 New Homes Started Since 2022

Between January 2022 and December 2024:

28,641 homes started construction
✅ Ottawa achieved approximately 95% of its housing start target during this period

In 2023 alone:

🏡 10,313 new homes started construction

Ottawa continues to be one of Ontario’s strongest housing markets for new construction.

🏘️ 54,716 Homes Approved and Moving Forward

One of the biggest takeaways from the City’s update is the size of Ottawa’s future housing pipeline.

Currently:

🏠 54,716 homes are in the approval pipeline

This includes:

27,710 homes in early planning stages
27,006 homes with later-stage approvals

These future developments will create more options for:

🏡 First-time buyers
🏘️ Growing families
🏢 Condo buyers
📈 Real estate investors

🔨 19,026 Homes Are Ready for Construction

Another important milestone:

🏗️ 19,026 approved homes have received building permits

These projects are further along and can move toward construction once market conditions allow.

This future supply will include a mix of:

✔️ Detached homes
✔️ Townhomes
✔️ Condominiums
✔️ Multi-unit housing

📍 What Does This Mean for Kanata, Stittsville & Other Ottawa Communities?

Growing communities such as:

📌 Kanata
📌 Stittsville
📌 Barrhaven
📌 Riverside South
📌 Orleans

continue to see new development because of:

✅ Family-friendly neighbourhoods
✅ Schools and parks
✅ Employment opportunities
✅ Infrastructure investment

For buyers, this means more choices. For sellers, understanding how new construction affects your neighbourhood becomes even more important.

🏠 What Should Ottawa Home Buyers Know?

With more homes expected in the coming years:

✅ Compare new builds vs resale homes carefully
✅ Research neighbourhood growth plans
✅ Consider future amenities and infrastructure
✅ Work with a REALTOR® who understands local market trends

New construction can provide modern features, while resale homes often offer mature neighbourhoods, established schools, and larger lots.

🔑 What Should Ottawa Home Sellers Know?

More housing supply does not mean every home will lose value.

Buyers still prioritize:

⭐ Location
⭐ Condition
⭐ Lot size
⭐ School areas
⭐ Renovations and upgrades

Homes in desirable Ottawa neighbourhoods with strong community features can continue to attract buyers.

📈 Final Thoughts

Ottawa’s real estate market is entering an important period of growth. With:

🏡 151,000 new homes targeted by 2031
🏗️ 28,641 homes already started since 2022
🏘️ 54,716 homes in the development pipeline

the city is preparing for continued population growth and changing housing needs.

Whether you are buying your first home, upgrading, investing, or selling — understanding local market trends is key.

🏡 Stittsville West Urban Boundary Expansion: What the Committee's "No" Vote Means for Buyers & Sellers

If you've seen headlines about the Stittsville West Urban Boundary Expansion, you might be wondering:

  • 🤔 What happened?

  • 🏘️ Will this affect buying or selling a home?

  • 📍 What happens next?

As a local REALTOR® serving Stittsville and Ottawa's west end, I like to simplify local real estate news so buyers and sellers can stay informed.

📢 What Happened?

On July 8, Ottawa's Planning and Housing Committee voted to recommend refusing the proposed Stittsville West Urban Boundary Expansion.

The application, submitted by Claridge Homes, proposed expanding Ottawa's urban boundary by approximately 112 hectares (277 acres) near Fernbank Road and Flewellyn Road. If approved, the expansion could have allowed future planning applications for a new residential community.

📋 Why Did the Committee Recommend Refusing the Application?

The committee's recommendation was based on Ottawa's planning policies—not on whether the city needs more housing.

According to the City planning staff report:

  • 🏘️ Ottawa already has enough land within its current urban boundary to meet projected housing needs.

  • 📖 The application did not meet the requirements of Ottawa's Official Plan for expanding the urban boundary.

  • 🚧 Committee members also discussed the importance of directing growth to land already designated for development before expanding into additional rural areas.

🏠 What Does This Mean for Home Buyers?

If you're buying a home in Stittsville, there is no immediate impact on today's market.

Here's what you should know:

✅ Existing neighbourhoods are not affected

✅ Current new-home communities continue as planned

✅ Resale homes remain available throughout Stittsville

✅ This decision relates only to one proposed future expansion area

Bottom line: Your home search doesn't need to change because of this committee vote.

💰 What Does This Mean for Home Sellers?

If you're thinking about selling, this committee vote does not automatically affect your home's value.

Home prices continue to be influenced by factors such as:

  • 📈 Housing supply

  • 💲 Interest rates

  • 👨‍👩‍👧‍👦 Buyer demand

  • 🏡 Recent home sales

  • 📊 Overall market conditions

Planning decisions like this help shape Stittsville's long-term growth, but they typically do not have an immediate effect on the current real estate market.

⏭️ What's Next?

Important: This was not the final decision. The application will now go to Ottawa City Council, which will decide whether to approve or refuse the urban boundary expansion.

Until City Council makes its decision, there are no changes to existing Stittsville neighbourhoods or approved residential developments.

📍 Why This Matters

Planning decisions like this help shape the future of Stittsville, but they don't change the market overnight.

Whether you're:

🏡 Buying your first home

🔑 Selling your current home

📈 Investing in real estate

❤️ Keeping up with community news

...it's helpful to understand how local planning decisions may influence future growth.

As a local REALTOR®, I'll continue sharing straightforward updates on Stittsville real estate, community planning, and market trends so you can stay informed without having to read lengthy planning documents.

If you have questions about buying or selling in Stittsville, feel free to reach out anytime.
